Prepping the Property

Before recording your real estate walk-through video, inspect the entire house for anything that may detract from its appeal.

Your objective is to conceal any distractions that could negatively affect the video.

Preparation checklist:

  • Clear countertops, tabletops, and all surfaces.

  • Hide or remove pets.

  • Close all cabinet and closet doors.

  • Smooth out wrinkles on bedspreads.

  • Remove personal items, such as photos of homeowners.

  • Close toilet seats and shower curtains.

  • Adjust throw pillows, books, artwork, and window treatments.

The more preparation done in advance, the easier the shoot will be.

Highlight the most important features of the property.

To help potential buyers or renters visualise themselves living or working in a space, it's important to highlight key features and characteristics of the property, including its layout, size, amenities, location, and condition.

Showcasing the best aspects of a property can generate more interest and engagement, increasing the likelihood of a successful sale or rental. Conversely, failing to highlight important aspects of the property may result in fewer inquiries or offers.

Planning the shot List

By planning the shots, you can identify the best angles and lighting conditions for each room or area of the property. This allows you to showcase the space in the most visually appealing way possible. You can also decide on the types of shots you want to capture, such as close-ups, wide shots, or panning shots, and determine how you want to transition between them.

Planning the shots also helps you avoid any potential issues that could detract from the quality of the video. For example, you can identify and avoid any areas with poor lighting, cluttered spaces, or unattractive views. By doing so, you can ensure that the video captures the property in the most positive light possible, which can help attract more potential buyers or renters.

Shoot the exterior

The exterior is the first thing people see when they arrive at a property, and it often influences their decision to consider the property further.

By showcasing the property's exterior in the video, you can give viewers an overview of its location, style, and curb appeal. This can help them imagine themselves living or working there, and determine if the property aligns with their preferences and needs.

Additionally, the exterior can help set the tone for the video and establish a positive first impression.

Get the lighting right

Proper lighting is essential for real estate videos because it can make the property look more attractive and appealing to potential buyers/renters. Lighting can significantly affect how viewers perceive the space and can enhance or detract from the property's features.

Make it short

It is recommended to shorten shots to avoid redundancy or confusion in the final edit. It is rather recommended to explore different angles to add visual variety without necessarily lengthening the duration. However, it should be kept in mind that shots can be shortened during editing, so it is important to capture enough material to allow for this flexibility.


Start creating a professional property video

On the Nodalview app, create a new property folder or enter an existing one. Go on the video tab and tap on Create a full video project.

Then, choose the video format:

  • Landscape, for YouTube videos to add to your listing

  • Portrait, to make your Social Networks more dynamic

You can choose whether to

  • take a video on the go

  • import an existing video from your camera roll or a photo

Tips 💡 Always capture your real estate videos with the wide-angle option if your phone has it! Make small and short movements, such as moving left to right or going forwards and backwards. Make sure your movements are light and smooth so that your video has an elegant look.

The app will slightly stabilise the video shot. You can trim the sequence if needed.

After validation, you can choose a name for the sequence you’ve just captured/imported or add a customised one, by tapping on Sequence on top.

You can also add a description to present the room furtherly:

And apply some dynamic visual effects to your sequence speed, or decide to reverse it.


Settings

You can already choose some settings that will apply to the whole video:

Theme

Choose the background colour of the description and the text colour. Have your logo displayed or not in the video project (based on the one that has been uploaded on your organisation area).

Info

You can add some details for your properties that will be shown throughout your entire video, such as the price of rent/sale, the number of bedrooms, the living area in square meters, and the location.

Music

Choose from a variety of copyrights-free songs:

Transition

You can either choose to have no transition between the different shots that will compose your video, or add a cross-fade transition.


Then, you can shoot the next clips by tapping on Take or import a video. Capture another video (or import one), possibly with a different type of shot.


You can also easily change the order of the sequences by dragging and dropping them up/down.


When you’re done, click on Save on the top-right. Name your video project and confirm.

Your dynamic and professional video will be generated in seconds and you will be able to share it directly on your social networks or upload it on your YouTube channel.
